Goodman will develop 143,000 sqm of brownfield into a large integrated logistics park, opening up opportunities for e-commerce, third party logistics and retail to operate from this prime location close to Madrid.

Getafe Terminal introduces a new concept in sustainable urban development by bringing together logistics and industrial activity in the heart of the city. Goodman has designed this logistics park in response to the need for modern, well located, logistics facilities focused on the wellbeing of residents, future employees and neighbours, by creating a sustainable site with extensive green areas, pathways for pedestrians, cycle lane, leisure areas and a restaurant offering.

The property will comprise two buildings with units ranging from 2,800 to 5,000 sqm allowing customers flexibility to unify modules according to their needs. The first floor will house offices and common areas and the lower floor will be fitted with a cross-dock and a manoeuvring bay for logistics operations. Getafe Terminal will house up to 20 customers and is forecast to create 500 logistics jobs, multiplying by ten the current number of employees on the estate. Furthermore, the future employees will benefit from the necessary infrastructure to be able to commute to work by bike, public transport or on foot.

Reflecting Goodman’s commitment to long-term Environmental, Social and Governance (ESG) outcomes, Getafe Terminal will be the first logistics project in Madrid to obtain BREEAM Urbanism certification.

Exceptional location for urban logistics

The town of Getafe has a long industrial tradition linked to the aeronautical industry. Just 13 km from Madrid, a major commercial centre, it has the required transport infrastructure for fast and efficient distribution.

Goodman brings new life to a brownfield site

According to the mayor of Getafe, Sara Hernández, “this is one of the most exciting projects to be developed in the area in recent decades and will establish us as a location of choice for logistics and light industry, leading to more jobs and opportunities for our residents. Getafe’s objectives include modernising and revitalising its industrial space, while restoring green space and improving mobility by encouraging green transport modes. Goodman has fulfilled our expectations with an innovative project that will allow us to bring this urban regeneration project to life.”

Goodman has commenced demolition of the existing buildings on the site in order to prepare the land for new buildings. All the material obtained from the demolition, estimated to exceed more than 75,000 cubic metres (the size of more than 30 olympic pools), will be recycled for reuse in the new facilities, reducing its environmental footprint and revitalising an existing industrial site, leaving green spaces undeveloped. On completion of the works, Goodman is forecast to obtain the BREEAM Excellent certification.
