Goodman has presented to Nissan's Reindustrialisation Committee a visionary project for the redevelopment of the Nissan plant sites in Zona Franca and Montcada i Reixac. An innovative and responsible proposal with a potential investment of €550 million and a focus on employment generation, the economy, and the sustainability of the whole area.

Goodman's approach offers an innovative vision integrating industry and logistics boosting the local economy and generating substantial job creation in the area. The logistics activity alone would create more than 3,200 direct jobs, in addition to the offering created by industrial activity, across a wide range of vocations, functions and qualifications. Goodman is committed to actively engage in the generation of quality jobs, retain employment on site, facilitate training, promote employment among logistics, industrial and data centre companies that will operate in the new facilities and have a positive impact on the environment. The proposed project involves a direct investment of more than €550 million on site and is backed by the technical capability and financial solvency of global real estate company, Goodman Group. Goodman has extensive experience in developing projects in Catalonia and an unparalleled global track record in complex and large-scale urban developments.

Ignacio García Cuenca, Country Manager Goodman Spain elaborated, “Goodman’s proposal for the former Nissan site takes into account the needs of all the current and future stakeholders. Barcelona’s population is set to surpass 5.1 million people in the next 15 years.[1] As the city population grows, so too do the needs of its citizens. Our proposal is a full regeneration of the site. It not only satisfies the needs of today, but addresses the long-term trends of urbanisation, growing consumerism and increased sustainability requirements for the future.”

In the logistics field, the project proposes the development of cutting-edge facilities for logistics and urban distribution in the Zona Franca, in response to the need for modern platforms close to the city of Barcelona. The plan also contemplates the development of flexible spaces as well as data centres which will strengthen Barcelona's position as a benchmark city in the field of Industry 4.0.

In addition, new public spaces would be created for the use and enjoyment of all citizens; new green areas, including an ecological urban farm, while a large part of the land would be used for amenities, such as restaurants, sport facilities and leisure areas.

Ignacio García Cuenca, continued, “The project will see the creation of more than just buildings – it will be a destination for all citizens to enjoy. While the properties developed will be flexible in accommodating future technology and supporting the health and wellbeing of people working there, they will also incorporate sustainability features that reduce their environmental impact.”

In order to attract new industrial activity, Goodman proposes flexible solutions for industrial operators. With Goodman as strategic real estate partner, industrial operators can focus their resources on their core business.

For Montcada i Reixac, Goodman is also committed to a solution that integrates industrial activity with urban distribution logistics, meeting the highest standards of quality and sustainability.

A responsible redevelopment with a sustainable design

To improve the use of the available land, a vertical design will be used, a model pioneered by Goodman in Spain and globally. The company has recently inaugurated Spain’s first multi-storey logistics platform in Molins de Rei and is currently finalising the second development of this type in Castellbisbal. This solution minimises the land use by approximately 31%, while enabling maximum flexibility and diversity of uses and customers, and providing greater economic activity and employment creation.

Goodman proposes a sustainable future-proof project: the innovative solution, instantly viable and with long-term vision, will give a new life to the former Nissan site, beyond its industrial character. A significant investment will also be made to improve the accessibility of the area and the integration of the project into its surroundings from an urban planning and architectural perspective.

As a first step, Goodman will ensure that materials extracted during the deconstruction and land development process are recovered (recycled and reused locally).

The emissions and environmental impact of the development will be minimised. Goodman will go beyond the carbon reduction and will also compensate the embodied carbon emissions that cannot be avoided, in order to achieve a net-zero construction. The project will allow a net-zero use of the building to the future occupiers, thanks to the use of onsite renewable energies (15.2MW of photovoltaic panels), energy efficient features and the promotion of green mobility.

Reducing the emissions is crucial, though it will only be one piece of the puzzle. In order to restore the relationship with nature, Goodman will focus on protecting and enhancing biodiversity on site. Environmental experts will be involved on the design and construction process and their recommendations will help nature to thrive and grow alongside our buildings and facilities. The redeveloped site will also offer a human-friendly environment that creates a positive experience and sense of community for people.

The project will deliver beyond market sustainability standards, including BREEAM Excellent certification, as Goodman is committed to lead the sustainable transition in the industry.
